The people you meet are the people who do the work.

Real estate decisions often begin long before a transaction and continue long after one. Keeping the practice personal allows us to understand the history, priorities and tradeoffs behind each decision—not simply the property attached to it.

It also gives us the freedom to offer the advice a volume business may find difficult: reconsider the assumption, investigate further, improve the plan or wait until the answer becomes clearer.

The view and finishes matter. So do the association’s finances, governance, insurance, maintenance history and plans for what comes next. We help organize the questions and identify where qualified legal, financial or technical review is needed.

Rick is a Global Real Estate Advisor with ONE Sotheby’s International Realty, based in Coconut Grove. His approach begins with context: how location, condition, timing and the responsibilities of ownership fit the larger decision a client is making.

He brings a measured point of view to the work—organizing what matters, questioning what deserves a closer look and keeping the reasoning clear from the first conversation through what comes next.

Roxanna Urban

A Miami native, Roxanna began her real estate career in 1995 in financing and mortgage brokerage. Her experience later expanded into sales and brokerage leadership, including serving as Managing Broker for four ONE Sotheby’s International Realty offices.

Now focused again on direct client advisory, she brings the perspective of financing, relocation and brokerage operations to relationships built largely through personal referrals. Roxanna advises in English and Spanish.
