Depending on the subject, our work may draw from MLS data, public property and court records, municipal planning materials, association documents made available to us, insurer or lender publications, government data, direct market experience, interviews and reputable third-party research.
How we handle data
Market statistics are time-bound and may be revised. We aim to identify the period, geography, property type and other filters that materially affect a conclusion. Asking prices are not treated as achieved prices, and small samples are not presented as broad market certainty.
Documents and property-specific information
Building, association and property documents can be incomplete, superseded or subject to differing professional interpretations. A published discussion is not a substitute for reviewing the current documents applicable to a particular property.
Interpretation
When information is estimated, anecdotal or interpreted, we will say so. Our objective is not to make uncertainty disappear; it is to make the basis of a judgment visible enough for a reader to evaluate.
